The steps describe what the work covers, not the order it follows.
The title is examined before the purchase
Whether the register shows a mortgage, an attachment, an easement or a restriction on sale; whether the zoning matches the description on the deed; whether the occupancy permit has been issued — all of this is examined BEFORE the sale. Having the check done after the transfer does not solve the problem, it merely reveals it.
The contract and payment security
When buying off-plan, having the preliminary sale contract drawn up before a notary and noted on the title strengthens the buyer's position if delivery is late. Making payments through a bank and in step with the transfer both protects the buyer and satisfies the documentary requirement of a citizenship application.
Vekâletname
If you cannot be in the country, matters can be handled under a power of attorney. Its scope is kept narrow: only the transaction in hand and the powers that transaction requires. A power drawn up abroad must be executed at a Turkish consulate or carry an apostille.
