The same budget buys four different outcomes in four countries, and price is not the only difference: restrictions on sales to foreigners, the link to residence and citizenship, the depth of the rental market and how easily you can sell again all vary from country to country. The search does not start with listings — it starts with the question of which country fits your purpose.

How the shortlist is drawn

Once we have your budget, your purpose (living in it, letting it, selling on) and your timing, we draw a shortlist from our portfolio and from the market. We put in writing why those properties are on the list and why the others were dropped — a recommendation without reasons is not advice, it is steering.

Viewing in person and buying remotely

If you can travel, the itinerary is built around the properties and the areas. If you cannot, the viewing is done with video, photographs of the building and its surroundings and checks on the title and zoning; the purchase can be completed under a power of attorney. When buying remotely, keeping that power narrow is essential.
