Required Documents for Title Deed Transfer and Step-by-Step Process

From the appointment to the fee payment, from DASK to the power of attorney: do not let your transaction be delayed due to a missing document during the title deed transfer.

5 min read

The title deed transfer is the shortest yet most critical step of the buying process. Having an appointment postponed due to a missing document means both wasted time and, in some cases, additional costs.

Documents required from the seller

  • Identity document (national ID card, driver's license, or passport)
  • Title deed (if available)
  • Compulsory earthquake insurance (DASK) policy
  • Real estate current market value document obtained from the municipality
  • Occupancy permit (iskan) for the building
  • Energy performance certificate (EKB)

Documents required from the buyer

  • Identity document
  • One passport-sized photo
  • Mortgage letter from the bank if a loan is to be used
  • Passport translation and tax number for foreign national buyers

How much is the title deed fee?

The title deed fee is calculated as a total of 4% over the sales price and, as a rule, is shared equally between the buyer and the seller. In practice, by agreement of the parties, the entire amount can be paid by one party. Additionally, a revolving fund fee is collected.

Showing the sales price lower on the title deed results in disadvantages for the buyer regarding future capital gains tax. Declare the actual price.

Transactions by proxy

If one of the parties cannot be present at the appointment, a notarized power of attorney specifically authorized for real estate sales is required. General powers of attorney are not accepted by most title deed registries.
