6 Preparations You Must Make to Sell Your House Quickly
Correct pricing, professional photography, and minor touches can cut the sales period in half. We have listed what actually works in the field.
The most important variable determining the time it takes to sell a residence is the price. However, even after setting the right price, presentation quality can significantly shorten this duration.
1. Set the price according to comparables
The reference should be the actual sales prices realized in the last three months, not the listing prices of neighboring apartments. Listing prices often include a margin for negotiation.
2. Declutter before the first showing
Removing some of personal belongings makes it easier for the buyer to imagine themselves in that home. This is the lowest cost and most effective step.
3. Complete minor repairs
- Dripping faucets and running flush tanks
- Cabinet doors that do not close properly
- Cracks and paint peelings on the wall
- Unlit light bulbs — a bright home looks more spacious
4. Have professional photographs taken
We cover the cost of professional photography and, when necessary, 360° virtual tour services for every property we take into our portfolio. Listing click-through rates triple on average with good photos.
5. Prepare documents in advance
Preparing the occupancy permit (iskan), compulsory earthquake insurance (DASK), energy performance certificate, and the statement of no dues debt in advance shortens the process after finding a buyer by weeks.
6. Choose the right showing time
Show the house at the hour it receives the most light. The exact same apartment looks like two completely different homes at 10:00 in the morning and 18:00 in the evening.
